If you are an expatriate looking to buy property in Dubai, the cash you need up front depends on your residency status and the value of the property. For a first purchase under AED 5 million, UAE resident expats must provide a minimum deposit of 20% in cash. For non-resident buyers, banks typically require a larger down payment, often starting at 50%.

These limits are set by the Central Bank of the UAE, which regulates loan-to-value caps across all licensed lenders.

How much deposit do you actually need?

Your deposit is only the first part of the cash you must secure before completion. Buying a property in Dubai involves several up-front transaction fees that cannot be added to the mortgage.

When budgeting, you must allow for these additional costs:

  • 4% Dubai Land Department transfer fee

  • 2% agency commission

  • Local registration and valuation fees

  • Bank arrangement fees

Resident vs non-resident mortgage limits

Your residency status changes your borrowing capacity. While residents can access higher loan-to-value ratios, non-residents face stricter criteria and a narrower choice of lenders.

  1. UAE Resident Expats: You can borrow up to 80% of the property value for your first home under AED 5 million, meaning you need a 20% cash deposit.

  2. Non-Resident Buyers: Lenders view non-residents as higher risk, so you should expect to put down a deposit of 50% in most cases.

The two limits that decide your budget

Many buyers focus entirely on the deposit, but two distinct regulations bind your maximum borrowing capacity.

First, the loan-to-value cap dictates your minimum cash deposit. Second, the debt burden ratio cap states that your total monthly debt repayments, including your new mortgage, credit cards and personal loans, cannot exceed 50% of your income.

Whichever limit is lower becomes your real borrowing ceiling. For many buyers, the debt burden ratio is the actual constraint, not the deposit. We calculate both limits against your actual income and liabilities before you start viewing properties.

Should you go directly to your bank?

Your own bank is one option, but it is rarely the best one. A single bank can only offer you its own products. Rates, flexibility, early-settlement terms and approval criteria differ substantially across the UAE market, and your current bank has no obligation to offer you its lowest rate.
